1. Programming
Through in-depth discussions with you, we identify your space needs and aspirations for the project.
2. Schematic Design
We begin to express your vision in terms of building, space, budget and timeline. We do this by
providing you with a conceptual site plan, preliminary building plans, perspective sketches,
study models, electronic visualization and probable costs.
3. Design Development
After checking and rechecking even the most intricate detail, we refine the design and provide
an updated schedule. Then we present your project to you in high-definition detail-in drawings,
models, perspective renderings and an outline specification.
4. Construction Documents
As the process progresses, our team continues to ask questions regarding even the finest details.
We establish well-defined construction requirements in drawings and specifications. SVPA also
prepares bidding forms, schedules and probable costs while also securing applicable regulatory approvals.
5. Bid/Negotiation
Based on your direction, SVPA will help you obtain bids or negotiated proposals, evaluate them,
and award and prepare construction contracts.
6. Construction Administration
To ensure top-of-the-line quality, SVPA will administer the construction contract-from thorough
review of shop drawings to ensure quality control to responding to requests for information from
contractors. Even after the project is delivered, we follow up to ensure your complete satisfaction.
