Challenge: Create a new “community” close to downtown Des Moines consisting of nine four-story mixed-use residential/commercial buildings, built over three phases.
SVPA Solution: The project is being completed in phases, with Buildings Two, Three and Four included in Phase 1. Building Two has 33 residential units with 1st level parking and Building Three contains 36 residential units, clubhouse and commercial space. Building Four is also a 36-unit building with first level commercial/flex space. The design aesthetic of the complex is contemporary. The base of the buildings are architectural precast with thin brick laid in a stack bond pattern. The openings for the commercial space are glazed aluminum storefront; brightly colored sunshade awnings above the storefront accent the storefront elevation.
The residential units are clad with a mix of stack bond thin brick anchoring the ends of the buildings and cement board siding material. Walls between the residential decks are clad in one of two, two tone neutral color schemes. Cement board facades are broken into varying sizes to set up different rhythms within the walls to give the facades some visual variety. Phase 2, with Buildings Five, Six and Seven, just recently moved into design.
