Client Challenge: Due to significant growth, Wells Fargo Home Mortgage offices were scattered throughout the Des Moines metropolitan area. Wells Fargo sought to consolidate its central-Iowa mortgage operations into a new corporate office complex that achieves a high degree of security, energy efficiency and sustainable design. Further, Wells Fargo wanted to fulfill a phased occupancy schedule driven by lease expirations at existing office locations.
SVPA Solution: A 400,000-s.f. building serving more than 2,000 employees features energy recovery ventilation systems, high-efficiency glass for natural daylighting and roof garden landscaping. A 35,000-s.f. subgrade data center with man-trap entries provides security and a six-story atrium, break area/townhall with kitchen and cafeteria, and a workout facility are added amenities for employees. Specific areas of the building were completed to accommodate the phased-occupancy schedule.
